Description

We are delighted to present a range of three ultra modern villas to be built for our clients in the area of Torre del Rico, and Jumilla, just a short drive from the gastronomically acclaimed town of Pinoso. We have a vast range of plots and we are working with an experienced constructor who shares our values of integrity and demand for quality.

There are a range of models and sizes that can be chosen (see below). Also a s a customer you have a choice in finished materials, kitchen etc. Even design changes can be made to the existing models, however this will include a small supplement.

The properties will be key ready in approximately 6 months from agreement, with water and electricity connected, and a pool.

Prices will be offered for all extras that you may wish for. We have many plots available, however these prices tend to vary. We will be able to offer you a fixed price if you choose a more expensive piece of land.

 

 

QUALITY SPECIFICATION

PARTITION AND INSULATION
Interior divisions between rooms with a dry partition system, to achieve
acoustic and thermal insulation values ​​superior to the traditional ones.
Separation between dwellings, with mixed partition walls made of brick and cladding with
15mm laminated plasterboard, avoiding annoying noises between apartments
adjoining
This drywall system suppresses acoustic bridges when conducting installations
through the space between the walls.
The walls have a higher degree of perfection in their finish that allows us to
smooth paint finish.
LIVING ROOMS, BEDROOMS AND CORRIDORS
The flooring will be porcelain stoneware or floating flooring AC5 8 mm, for heavy traffic, for
above the one usually installed in homes, both topped with a ceramic skirting board of
10cm tall with white finish.
The walls will be finished with smooth plastic paint in soft colors.
False ceiling will be placed in the hallway, kitchen and bathrooms, also finished in paint
smooth plastic.
TOILETS
Hot and cold water distribution with cross-linked polyethylene pipe according to UNE standard
53.381 and diameters according to technical code. Cut-off keys in bathrooms and kitchen
Sanitation installation with PVC in different sizes. Single-lever faucets and
designer white toilets.
Two bathrooms with shower trays, sink cabinet and designer taps.
Both bathrooms with integrated mirrors in front.
INTERIOR CARPENTRY
The access door to the armored house, finished in wood on the outside and
white lacquered.
The folding passage doors will be made of white lacquered DM board with a
careful design, giving the home an elegant and original look.
The doors of the cabinets will be sliding, making the most of the space
inside the cabinets, and will also have a white lacquered finish. The interior will be type
block, covered in textile colored melamine, with hanging rails and shelves.
The hardware and handles will be stainless steel.
EXTERNAL WOODWORK
PVC or aluminum exterior carpentry with thermal bridge breakage, interposing
a polyamide profile (great insulating capacity) avoiding the transmission of
exterior-interior temperature, improving energy saving and surface comfort of the
carpentry and avoiding condensation on the profiles.
 Double insulating glazing with camera (climalit) and security in areas with
impact risk.
Compact aluminum shutters with interior insulation in the same color as the carpentry.
AIR CONDITIONING
The installation of air conditioning will be carried out by means of a heat pump (hot cold) with a 10,000 frigories machine, with a duct system.
It will have a programmer thermostat placed in the living room.
The indoor unit of the installation will be located in the accessible false ceiling of one of the
the bathrooms.
VENTILATION AND EXTRACTION SYSTEM
HS3 indoor air quality guarantee, in accordance with the Technical Building Code
(CTE).
The houses have elements such as the micro ventilation of the Exterior Carpentry
that guarantees adequate ventilation, providing a flow of outside air and guaranteeing
extraction of polluted air.
At the same time and in accordance with the CTE, the houses have an extraction system,
guaranteeing health, comfort and hygiene inside the home, in addition to avoiding
the accumulation of humidity, and the deterioration of buildings.
INSTALLATION OF ELECTRICITY AND TELECOMMUNICATIONS
Installation according to the low voltage electrotechnical regulation, for a level of
high electrification.
According to I.C.T. and telephony: Telephone and TV sockets in the living-dining room,
in kitchen and in all bedrooms.
The chosen mechanisms are from the Niessen brand of the Zenit series in white, not
including lamps, nihalogen light screens. .
KITCHEN
Kitchens equipped with furniture and main appliances, with white finish
glitter or optional. High and low furniture of great.
Base units with Gola-type handle system, stainless steel finish, brake with
silencer in the closure of the drawers and aluminum plinth.

Although within the area of Jumilla, the closest main town is Pinoso.

Pinoso is a medium sized town with all amenities. 6 or 7 supermarkets, various butchers, bakeries, hardware stores, building traders. Lots of tapas bars. There is a large expat community, and a mixture of traditional tapas bars, and also British style bars and restaurants. Not being a tourist town, it remains lively all year round.
