This stunning Villa was purpose built 12 years ago with every attention to detail, using grade A materials. The property still remains like new as it has been used for annual holidays with a total occupancy time of just over 1 year.

Situated on a flat plot with asphalt access just 4 km from the town of Sax. Benefiting from panoramic views of surrounding olive groves, mountains and the Sax castle.  The plot is entered via electric gates which also have a pedestrian access. A polished concrete driveway sweeps up to, and around the rear of the villa. The driveway then leads down to a large underground garage.

The house is essentially in a U shape with a central courtyard and verandas around the east, and south facing front of the property. This offers ample shade, not only for sitting out in but to protect the living accommodation from too much direct sunlight to help conserve a pleasant summer temperature within the property. There are vast areas of terrace within the veranda and around the pool. There is lots of attention to detail with ornate brickwork, and quality rustic paving stones that you simply will not find on other properties because of their high cost and quality.

From the east veranda there is an entrance door into the house, it leads into a vestibule with lots of cupboard space.

This then leads into the living dining room. It is of ample size and benefits from lots of light from many windows which are protected from the direct sunlight by the veranda. The windows which look into the courtyard are floor to ceiling in size. The room has air conditioning as an extra but there is very little need to use it due to the quality energy efficient construction, and the underfloor heating.

Next to the living room we have a spacious fully equipped independent Kitchen with fantastic range type gas hobs and twin electric ovens incorporated. If you love cooking you will love this kitchen. There is loads of beautiful worksurface, and storage.

We then have a separate utility room with washing machine, separate drier, and the oil heating boiler that heats the underfloor heating, and provides hot water. From here there is also a rear door to the property leading out to a chill out area with gazebo, and also heads towards the garage access.

Back in the house the main lounge leads into a hallway. Not just any hallway though !! It was built to also act as a secondary lounge having a sofa, and being the perfect place to read a book in peace if tv is on in the main lounge. It also looks directly into the stunning courtyard. From here we have access to a beautiful bathroom, with bath and integrated shower, constructed with tasteful natural materials. Then we have bedroom 1 which has hand made fitted wardrobes as do all of the bedrooms. Next bedroom 2, again a double with wardrobes. Then we have an adjacent bathroom with shower cubicle. Next bedroom 3 which is a bit smaller but can still sleep two.

 

Then there is a door that leads into the master bedroom within which there is a passageway lined with storage, access to an ensuite bathroom with wet room, and finally the sleeping area which has fabulous south facing views over the pool and towards the Sax castle.  The main bedroom also has aircon.

The photos cover the outside space well, so no need for too much explanation. The pool is deep enough for diving and 14x7m plus roman steps. It is the perfect size for exercising or having lots of visitors for a pool party !  The pool is surrounded by lots of terrace, and a small wall to provide intimacy, (although the property is very private). There are many flower beds, and an area of mature mulberry trees that offer fantastic shade and the perfect place to hang several hammocks. The rest of the plot is low maintenance and flat, and offers lots of potential for agriculture or increasing the garden size. Since it has been a holiday home extra garden has not been a priority as regular maintenance is needed.

The furniture throughout the house is all quality. There are expensive ceiling fans throughout the property, all of this is included in the asking price.

Within the U shape of the property we have a stunning courtyard. It really serves as the main living space for the family for much of the year. Protected from wind and too much sunshine, whilst overlooking the pool its the perfect place to pass time all year around. It has wrought iron ornamental gates for both security and for cosmetic appeal.

The underfloor heating is an impressive system, every room can be included or omitted, and it is thermostatically controlled. We have mains water, and a high potential electric supply. Internet here is no problem. There is a quality alarm system with surveillance. Sewerage is a huge  modern system that breaks down waste and does not contaminate the environments. There is a huge water deposit in case of any interruption to mains water. The plot is fully fenced with great access, although the property is very private, and well hidden.

 

This really is something very special and priced to sell, so you need to be quick

What about Sax ? I’ve been here 20 years and, although I’ve built up many friends and contacts, you too can soon do this. It’s a relatively small town so local people soon start recognising you and both Spanish and ex-pats embrace newcomers, and offer help in many areas. There are various facebook groups where you will benefit from the experience of others making your new life easy to adapt to.

Most famous for its castle, but also the birthplace of Alberto Sols a famous chemist, successful sports persons, authors, musicians, and the incredible Moros and Christians festival which celebrates their patron saint…. the beloved San Blas.

I say it’s a relatively small place, but Sax has everything that you really need. A selection of supermarkets including Consum that stocks international foods, as well as a fantastic fresh fish counter, vast range of cheeses, vegetables and cured meats, as well as the typical items that you would hope to find in any major supermarket chain.

I didn’t mention meat or bread etc, wherever possible I like to support the smaller local businesses, and you will find some fantastic butcherers, and bakers within the town where you will get a more personal service, and build up a relationship with the owners, staff and clients.

If you are worried about how you will manage with the Spanish health system, then worry no more. Sax has a 24-hour medical centre with English some speaking doctors and nurses, so does the Elda hospital which is only 5 minute drive away from Sax. There is of course an ambulance service based within the town. The standard of health care here is excellent.

Transport links don’t come much better than in Sax either. There is a regular bus service heading to one town inland (Villena, that then loops back and passes through several towns on the way back to where it started in Alicante). For less than 5 euros you can travel in a comfortable airconditioned bus to Alicante and be there in less than an hour. We are also just 7km from the high-speed railway station of Santa Eualia (Villena) where you can catch a train to Madrid or Alicante and arrive incredibly quickly. Perfect for a day out in the Spanish capital.

There is also a train station in Sax, but that is for the traditional line that doesn’t go as quick, and has a few stops, but it’s incredibly handy to get you into the centre of Alicante, and again is low cost.

Do you like culture, history, art, theatre ? Sax has no shortage of these either. the town has a theatre, and a newly built auditorium. The Saxonians celebrate their rich culture on many occasions throughout the year, with the pinnacle being 5 days of the Moors and Christians festival in February, something that really needs to be seen to be believed. From the re-enactment of Conquests and Victory celebrations from many years again with blunderbusses and cannons firing in the streets, with all participants in ancient military costume it really is a spectacular event. Then there are the “Cuartalillos” which a group owned buildings owned by revellers which ae filled with food and drinks and offer a base for the days (and nights) of celebrations. There is no greater honour for members to invite guests to eat and drink with them. For sure at some time you will be invited, just don’t make the mistake of offering to pay, as your hosts will be most disappointed. They save all year to have the privilege of inviting people.

 

Even after 20 years here I don’t know what all of the fiestas are, it just becomes a part of life to walk down the street one day and find a few hundred people in costume or doing activities which their great grandparents and relatives before then also did. The carnival is more recent but things like the burial of the Sardines and the day where almost all of the town walks to the mountain to pick a sprig of fresh Rosemary have been done for many years. Suffice to say although you may not know what is quite happening in some of the fiestas, they are always good fun, and nearly always end up with some alcohol consumption !

Speaking of which there are almost 50 bars within the town, many serving tapas food, menus of the day which area aimed at providing hearty food to the workers for exceptional prices. 10 euros can buy a 3-course meal in many places, and often include, beer, wine of coffee. If you ask for wine and they put a bottle on the table…don’t feel you need to drink it all. Wine here is cheap, and they are happy for you to drink however much you want and charge accordingly. From basic restaurants to more classy places, you have everything here.

if you choose to live or invest here you will find that it is an ever-increasingly popular place, apart from the things already mentioned there is a great climate with over 300 days of sunshine per year. This is without the high humidity of the coast, and the inferno type temperatures suffered by the interior of Spain in summer.
